Salary: £28,000 - £31,000 (pro rata)

About the role:
The Specialist Housing Advocate will work within a dynamic, fast paced team to provide intervention, advocacy and support that empowers women and ensures that the voice of survivors informs every stage of their journey towards improved safety. This is a new and exciting service, and we are looking for someone passionate about ensuring that all survivors of domestic abuse are able to access safe and appropriate accommodation which meets their needs.
To be successful as Specialist Housing Advocate you will need the below experience and skills:
You will have an excellent understanding of domestic abuse and its effects on survivors and their children, and of best practice within the domestic abuse and housing sectors. You will be skilled in risk management and safety planning, remaining calm in a crisis and in handling sensitive information on a daily basis. The post holder will hold a caseload of survivors and will also be required to support Advance’s duty team on a rota basis which will involve completing intake assessments and providing crisis intervention support.

We are seeking a Housing Officer to join our professional yet friendly team based in Bethnal Green, East London. The Housing Officer is key in delivering a housing tenancy service including income management, allocations and voids management, anti-social behavior, tenancy engagement to all our residents

As Complex Needs Community Keyworker you will provide one-to-one support to women on Probation living in the community, and women being released from Prison as part of their Post Sentence Supervision. You’ll provide focused support in identifying their needs and empowering them to access appropriate services in the community. You will also provide some in-reach and ‘Through the Gate’ support prior to women being released from prison.
You will manage a caseload of women with complex needs who are facing housing issues and provide them with advice, guidance and support that helps them connect with other support services in the community that can assist them to overcome barriers when securing safe and appropriate housing.
The role involves a significant amount of data recording and updating case management systems so you need to be prepared to spend a minimum of 35% of your working hours on this aspect and will need to manage your time effectively to meet the data management requirements. This is also a predominantly independent role, so you will need to be confident to make decisions and able to manage your own workload.
You will be employed by One Small Thing but will be part of a wider team of Community Keyworkers employed by our partner Advance. You will also have a desk space at Hope Street, Southampton, to facilitate close working with the rest of the Hope Street team.
You will be required to participate in training and team building events with the wider One Small Thing team as well as the Advance team, in Hampshire.
This post requires that you are able to drive and have access to your own vehicle; there may be occasions where you are required to support residents to attend appointments. You will also be required to attend local or county meetings or training.

To deliver an effective and friendly local customer facing housing service to residents.
To develop and maintain effective working relationships with Board members, residents and team members and work with council officers and other relevant agencies/services and professionals where required.
Ensuring tenants comply with the terms and conditions of tenancy agreements, particularly as they relate to the payment of rent and former tenant arrears and that leaseholders stay up to date with the payment of service charges. The post holder will have responsibility for the collection of arrears and to ensure arrears are kept to a minimum.
MAIN RESPONSIBILITES
Tenancy Management
1. To carry out detailed and regular monitoring of individual rent accounts, taking appropriate action as set out in CCRMO’s rent arrears policy and procedures.
2. To use initiative and judgement in considering the most effective and appropriate methods to contact tenants such as by telephone, email and home visits.
3. To provide appropriate advice, support and assistance to tenants, including referrals to appropriate support agencies to assist them sustain their tenancies
4. To deal promptly and effectively with all breaches of tenancies, including Anti-Social Behaviour.
5. Prepare possession applications for court hearings and attend court in support of any legal action.
6. Re-let empty properties in line with council/RMO policy, arrange viewings for prospective tenants & allocate property, minimising void turnaround time and loss of revenue.
7. Undertake 6 week settling-in visits and formally review Introductory and Secure Tenancies at appropriate intervals.
8. To conduct regular tenancy audits to enable CCRMO to confirm tenancy and refer suspicious cases to council to investigate
9. Report on key performance targets for rent collection and arrears, voids lettings and tenancy checks.
Leaseholder Service Charges
10. Ensure leaseholders comply with their lease and arrange approvals required under terms of the lease.
11. To carry out detailed and regular monitoring of all leasehold service charge accounts, taking prompt action to recover any arrears.
12. To provide information on service charge collection and arrears against key performance indicators.
13. To provide information to the Estate Director and the council to assist with identifying items to be re-charged to leaseholders in the annual service charge.
Estate management
14. Assist the Estate Director and Estate Supervisor with monthly estate inspections as required.

A dynamic, friendly and innovative care and support business known for its life-changing services is looking for a dedicated and target driven Income and Housing Officer who can maximise the organisation's rental income collection, effectively manage rent arrears and deal with other breaches of the occupancy agreement.
Managing a patch of 400+ units across our services you will ensure that challenging rent collection targets are met but also that everything is done to avoid eviction. Your personal qualities are as important in this role as your work experience.
Working alongside Operational Colleagues, the Income and Housing Officer will be responsible for overseeing the delivery of generic Housing Management services across their patch with the main focus on Income Collection and some ASB management. You will be expected to meet tight KPI's increasing rent collection and carry out rent arrears actions at all stages from the initial warning letters to the eviction stage.
In order to effectively deliver the services listed above to their patch, the Income and Housing Officer will need to work closely with Contract Managers and Support Workers working within our projects to empower and enable them to carry out their responsibilities. Strong interpersonal and stakeholder management skills are a pre-requisite to the role. The post holder will be extremely flexible and have the ability to effectively manage multiple projects at one time.
Fixed term contract of 6-9 months
Needs to be able to travel, some homeworking but priority is out on site visiting customers in their homes and having a presence in the community.

What you'll do:
Take responsibility for maximising rent collection across a defined patch of Look Ahead's portfolio of properties ensuring that rent collection targets are met and tenancies sustained
Advise operational teams on their support related arrears management activities, including holding local surgeries with tenants and staff, taking direct control of higher level and more complex arrears cases
Proactively monitor all current and former accounts within the defined patch and make recommendations to the Housing Manager for appropriate former accounts to be written off or referred to Look Ahead's debt collection agency

About you:
An understanding of the needs of customers who have experienced homelessness and who may also have support needs.

An understanding of how to effectively deal with breaches of occupancy such as anti-social behaviour and abandonment. .
The ability to communicate clearly with non -housing management staff and explain cases in a non technical way.
A logical approach to problem solving and a willingness to deal with problems quickly and efficiently.

We have been making a positive intervention on single homelessness since 1972. We do this through the provision of supported housing and enhanced management services for individuals with multiple disadvantages, who are in housing need.
We have an exciting opportunity for you to join our team as a Housing & Support Worker, where empowering individuals living in our supported accommodation will be at the heart of what you do.
The successful candidate would work across all DASH supported housing projects, but primarily within our Dispersed Service based in the Durham area. You will be responsible for providing enhanced housing management, advocacy and support to residents with mid to high, multiple needs including mental and physical health issues, history of DV, substance dependency and housing related support needs.
You will be focussed on helping our residents to build on their strengths, overcome problems and support them to move towards a more independent lifestyle. You’ll do this through your care, respect, empathy, and commitment to creating and delivering tailored, personalised support plans, and multi-agency working.
Maintaining a safe and secure environment is key, this may see you dealing with emergency situations and so you will work within H&S procedures especially regarding Risk Assessment, Safeguarding, and Lone Working.

You will be passionate about providing tailored support according to our residents’ individual needs, applying the principles of Strengths-Based and Trauma Informed Care.
You will have experience of support work or social care, and a knowledge and understanding of mental health issues and behaviours that challenge.

You will be proficient in the use of IT including CRMs, email and web-based applications.

Morgan Hunt is working with a large, Northwest based Housing Association who are looking to recruit 2 Housing Officers. 1 Housing Officer will cover North and the other South Manchester. Working hours are 35 hours per week, Monday to Friday and this is initially for a period of 8 weeks, with the potential for extension depending on how the permanent recruitment process goes.
As a Housing Officer you will be required to;
- Be present in the neighbourhoods, undertaking regular estate inspections and monitoring of neighbourhood service contracts, addressing property and estate management issues, and taking steps to address any contract under performance.
- Handling tenancy-related queries in accordance with contractual requirements, policies, and frameworks.
- Providing direct tenancy support in the organisations capacity as a landlord to ensure tenancy sustainment.

- Ensure the effective marketing of vacant homes in accordance with the organisations policies and property allocations that meet the needs of the customer and the business.
- Undertake the full rent account management process focusing on balancing the needs of the customer with those of the business, and including having proactive discussions to devise payment plans, coaching customers to identify solutions to account issues, supporting budgeting and taking court action as a last resort.
- Ensure safeguarding concerns are dealt with promptly and in line with legal requirements and guidelines and appropriate action is taken.
The successful candidate
- Either have or be working towards a housing qualification.
- Experience of working in the housing sector and in a similar role.
- Good working understanding of effective estate and tenancy management. Experience of delivering a range of tenancy management related services and being able to offer a proactive approach in the identification of tenancy issues and resolution.
- Experience of working in a customer focused environment, with a proven ability of delivering a high standard of customer service tailored to an individual's needs.

Almshouse Manager: circa £34,000
36.5 hours per week – over an average of 3 days per week, Monday to Saturday, plus up to one hour on alternate Sunday mornings, over a two-week period on a rota basis. Each day’s work will commence at 09:00 hours and finish at 21:00* hours with a break at lunch time and a break in the evening. This also provides flexibility for a daily check-in / on-call hour on 3 non-working days.
• Oversee appointments of potential Almshouse residents, carrying out interviews and ensuring effective support to new residents as they settle into their home
• Provide line management to the warden, ensuring all mandatory and other training is completed and in place
• Encourage and promote inclusive opportunities for residents’ engagement and feedback
• Work with the Property Manager to manage the Almshouse budgets
• Offer advice and support to residents in response to problems and queries as the need arises

- Let properties in line with the organisations letting policy and procedure.
