Our client
Morgan Hunt is supporting a local not for profit organisation, who provide high quality supported housing for vulnerable people. They are looking to recruit a Housing Support Worker to join them on a temporary basis initially, with the potential to become permanent for the right person. Properties are situation close to Manchester City Centre and Salford Shopping City.
As a Housing Support Worker, you will assist in the day to day running of the properties, carrying out housing support duties, whilst offering advice and maintaining contact with tenants to ensure effective management of the properties.
The role - Housing Support Worker
- Let properties in line with the organisations letting policy and procedure.
- Assess and process possible admissions to the accommodation and determine acceptance. In cases where information is present to indicate that persons should not be admitted, record the details accurately.
- Assess a prospective new tenant and advise them on the Assured Short-hold Tenancy agreement, tenant's handbook and other relevant Policies and Procedures.
- Record and undertake pre-admission inspections of properties and voids when and where appropriate.
- Ensure that all applicants receive appropriate help and advice to enable them to sustain a tenancy.
- Use the company's in-house IT system to maintain accurate records and to maintain corresponding written records accurately and in enough detail.
- Monitor check and inspect tenant's flats and own rooms to ensure the tenant is maintaining a clean room and its contents remain undamaged, carry out room inspections on a regular basis.
- Maintain daily written records and reports concerning tenants including accurate files. Make a full verbal and when necessary written report to the staff taking over the duty.
- Ensure that harmonious relations are maintained in all dealings with tenant's, their visitors, and other tenants within the property.
- Encourage and promote safety and security of their own dwellings.
- Monitor work practices to maintain their health, safety and welfare of colleagues, tenants, and visitors.
- Record any admissions, voids, incidents, or accidents which have occurred.
- Ensure that tenants receive personal mail.
- Ensure the tenants pay their weekly service charge accurately and in advance.
- Issue supplies of bedding, linen, hardware, crockery and cleaning materials to tenant's and record issues to the required inventory.
- Liaise with other Housing Support Workers, Benefits Agency, Housing Benefit and outside agencies on behalf of tenant's, e.g., Social Services, Health Visitors, G.P
- Report repairs required, faulty equipment, breakages or damage - ensure access to the Properties for maintenance and contractors.
- Take on, investigate, develop and resolve complaints casework including disputes, breaches of Assured Short-hold Tenancy agreement conditions and harassment using a broad range of interventions in line with the company's behaviour policies and procedures.

- Experience of working with homeless people with a range of social problems including asylum seekers and refugees.

Purpose of The role
We are seeking an experienced and enthusiastic Community Outreach Coordinator to join our growing, dynamic team. This role will support the development of a community hub attached to our charity retail “ReStore” in Romford—the first of its kind in the UK. Globally, over 1,000 ReStores operate with the mission of upcycling unwanted home materials to support low-income households and promote a circular economy.
Beyond being a retail space, our ReStore aims to become a community hub offering additional targeted activities and services to those most vulnerable to housing insecurity. Our pilot programme will focus on supporting women recovering from domestic abuse or trafficking. These women will access free essential goods from the store, and benefit from workshops and courses such as upholstery, upcycling, art therapy, employability, confidence-building, and practical life skills.
Main Responsibilities
We are looking for a self-motivated and enthusiastic individual to design and maintain all community outreach activities. The Community Outreach Coordinator will represent Habitat GB, working with the leadership team to develop and implement initiatives that increase the community hub’s visibility and impact.
This position will:

- Act as the initial lead for disputes with Local Authorities over charges, escalating to the Housing & Rent Setting Manager where there is no resolution or further support is needed.
- Carry out top level analysis on a regular basis of budget spend against charge recovery to feed into any budget reforecasting and the annual rent increase.
- Embed an approach of continuous improvement and development of processes within the team, while contributing to the Rent Setting Policy and Procedures reviews
- Ensure there is effective co-ordination and communication between the Operations Teams, Property Teams and the Rent Setting Team so that charges are accurate and recoverable via Housing Benefit.
- Act as the Lead for Rent Setting with our managing agent RSL partnerships.

To deliver an effective and friendly local customer facing housing service to residents.
To develop and maintain effective working relationships with Board members, residents and team members and work with council officers and other relevant agencies/services and professionals where required.
Ensuring tenants comply with the terms and conditions of tenancy agreements, particularly as they relate to the payment of rent and former tenant arrears and that leaseholders stay up to date with the payment of service charges. The post holder will have responsibility for the collection of arrears and to ensure arrears are kept to a minimum.
MAIN RESPONSIBILITES
Tenancy Management
1. To carry out detailed and regular monitoring of individual rent accounts, taking appropriate action as set out in CCRMO’s rent arrears policy and procedures.
2. To use initiative and judgement in considering the most effective and appropriate methods to contact tenants such as by telephone, email and home visits.
3. To provide appropriate advice, support and assistance to tenants, including referrals to appropriate support agencies to assist them sustain their tenancies

5. Prepare possession applications for court hearings and attend court in support of any legal action.

Leaseholder Service Charges
10. Ensure leaseholders comply with their lease and arrange approvals required under terms of the lease.
11. To carry out detailed and regular monitoring of all leasehold service charge accounts, taking prompt action to recover any arrears.
12. To provide information on service charge collection and arrears against key performance indicators.

Nacro deliver the Community Accommodation Support service (CAS) which is a national service across England and Wales. The service allows Courts to make greater use of bail by providing accommodation in the community with support for adult defendants who could not otherwise be bailed. CAS also provides support for adults released from Custody in the last three months of their sentence on Home Detention Curfew (HDC) and other Licence Orders.
The Team provides flexible and holistic support to Residents who have a wide range of support needs. We aim to support our Residents to find and keep a stable home at the end of their CAS-2 placement. You will manage a caseload of Residents and properties in your allocated area.
Duties and responsibilities include but are not limited to:
·Support clients to comply with the requirements of their HDC/Bail conditions.
·Producing a realistic and achievable Support Plan to include accessing and using housing and accommodation services to support move on to longer term accommodation.
·Ensure that all Support Plans and Risk Assessments are unique, inclusive and person-centred.
·Provide weekly support to Residents to engage with their support plan and contribute to the achievement of their objectives and aspirations.
·Support Residents to access Housing Benefit in the first instance to ensure that their tenancy is not put at risk with escalating rent arrears.

We are looking for a highly capable Finance Officer to ensure the smooth running of the day-to-day transactional financial processes of the charity. About the role: We are seeking to recruit a Counselling Services Coordinator to provide administrative support to our Counselling Services Manager and assist in the smooth running of our counselling programme. You will deal with referrals and carry out clinical counselling assessments in person and online to ensure that BCWA is the correct counselling service for the client. You will liaise with our trainee counsellors and allocate clients to the counsellors based on suitability. You will manage our counselling waiting lists and ensure clients are kept informed. You will ensure confidentiality and data security is maintained in relation to service user’s details, case records and supervision notes. Ideally you will have or be working towards a counselling qualification and/or have experience of providing trauma-informed support.

ASH Co-op is a thriving tenant-managed housing co-op in Cambridge. We have two part-time staff and are looking for a focused, committed, self-motivated and enthusiastic person to take the role on to cover for maternity leave to start from late September.
This is a varied front-line role involving collecting rent and taking enquiries, including maintenance requests and applications for membership. It also involves monitoring budgets, some basic accounting and general office administration. You must be IT literate with a good working knowledge of excel and will ideally have previous experience of housing work, or a similar office environment.
PURPOSE OF THE JOB
To be responsible, with our other housing co-ordinator/s, for the day-to-day running of ASH Co-op in co-operation with the membership; deal with outside bodies on behalf of the co-op; keep computer records; maintain and develop office and financial systems; and provide administrative support for working groups.
REPORTING TO
The Employment Co-ordinators, who are elected by the members on to ASH Co-op’s committee.
MAIN DUTIES AND RESPONSIBILITIES
All tasks are to be carried out with the relevant Co-ordinators and Working Groups where appropriate. As a volunteer led organisation, the Housing Co-ordinators will be expected to liaise with working group co-ordinators from time to time to agree how tasks will split between them. A key responsibility of the Housing Co-ordinators is to provide continuity where volunteers are unable to do so.
The successful applicant will be able to work Tuesdays and spread remaining hours across other weekdays between 8am-7pm when needed. The core office opening hours are 9.30am- 5pm. This role is being offered on a 13 month fixed contract.
