For a large commercially focused charity in London, we're recruiting a Property and Asset Manager for a 6-month contract to manage the performance of their property assets portfolio and ensure the delivery of a high-quality service to all users. The portfolio is a mix of commercial freehold, leasehold and managed service sites in the UK and some internationally. The Property and Asset Manager will report to the Director of Commercial Operations and will lead the management of freehold and leasehold commitments and develop both short-term and long-term property strategies.
Main Duties:
- Manage the performance of the property assets and ensure a high-quality of service delivery for a mix of around 40 properties across its portfolio of commercial freehold, leasehold and managed services sits in the UK and internationally
- Establish KPIs for properties across the portfolio
- Contribute to a strategic review of rental income
- Establish a clear reporting process for the documentation and budget planning for management and forecasting of property commitments
- Creation of a policy and review schedule for the capabilities of property assets between corporate sites and training sites
- Carbon management and ESG best practices
- Management of business rates and the application of charity rules
- Management of negotiation with landlords, agents, and local authorities
Person Specification:
- Technical knowledge of building construction methods and materials, building defects, and building design
- Working knowledge of commercial premises statutory regulations

Job description
Main Responsibilities:
· To act as cover for Senior Maintenance Technician during their absence and undertake line management of maintenance team.
· To perform small repairs such as leaking taps, faulty door locks or jammed windows and general maintenance, including painting and decorating, to maintain and improve upon the standards of the facilities and equipment.
· To plan a schedule of routine checks and implement to ensure faults or damage in facilities and equipment are identified promptly and dealt with within agreed timetable.
· To assist in the preparation of vacant rooms for new residents at our housing establishments.
· Check the repairs database and attend to items listed reporting back to the Facilities Manager when completed.
· To maintain accurate records and logs of any repairs/ checks in accordance with Facilities Manager procedures to evidence work done and to inform future decision making.
· To attend to all remedial maintenance work as discussed with the Facilities Manager
· To liaise with external contractors/trades people to ensure work is completed to a satisfactory standard in accordance with YMCA East Surrey’s policies and procedures
· To be proactive in carrying out property inspections, identifying any issues of repairs or advisory works or recommendations for the general upkeep of our infrastructure.
· To be a responsible official with regard to fire emergency and evacuation procedures, testing and setting of smoke/heat detectors/emergency lighting/ fire extinguishers as required by legislation and record in fire log book

· To ensure grounds and bin areas are neat and tidy and to assist in maintaining any garden tools/machinery

· Attend Centre visits if required with the facilities manager to be fully aware of issues and expected resolutions.
· Support Apprentice workers if required.
· Complete low level groundwork tasks as directed. To include but not limited to, mowing, light weeding, strimming, leaf clearance, gritting.
· To carry out minor repairs, painting and decorating and carpet cleaning as required.
· To carry out minor repairs and maintenance of communal areas .
· To carry out minor plumbing repairs and maintenance.
· To assist with rubbish removal, moving furniture and equipment around the building or properties.
· To undertake inspection of appliances and to carry out such minor electrical repairs like replacing fuses and broken plugs and any such duties within the post-holders limits.
· To carry out external maintenance e.g. fence panels, bin store, metal pillars, gutters etc’.
· To work at other YMCA buildings and to carry out maintenance work as and when required and to attend with other contractors or tradesmen when necessary.
· To maintain vehicle standards and cleanliness and report faults in good time.
· To manage fuel cards.
· Complete recorded vehicle inspections and complete basic upkeep of vehicle such as oil, water, washer fluid etc.
· To care for your own health, safety and welfare as well as that of others and to work in a safe and effective manner at all times.
· To work harmoniously with the staff, members and visitors as well as contractors.
· To ensure high standards of service delivery through the consistent application of recognised standards and established policies, procedures and practices

Job Purpose
To manage the site of Ada’s London Victoria campus, 1 Sutherland Street, so that it is operating safely and efficiently. This involves liaising with contractors and suppliers to plan, coordinate and implement the inspection, maintenance and repair of the internal and external fabric of the building and any machinery or plant within the building. To be responsible for the Health and Safety compliance of the site and oversee the security of the premises to provide a safe and secure environment for all learners, staff and visitors.
Main duties and responsibilities
Facilities management
- Manage the opening and closing of the College for normal hours of operation
- For out of hours College events or venue hire, arrange for the opening and closing of the building and necessary services (heating, cleaning, equipment etc). Liaise with the wider premises team for cover arrangements for these out of hours events.
- Be the principal registered Key Holder, attend call outs and take appropriate action, put in place arrangements for dealing with emergencies which occur outside normal working hours.
- Work with the Head of Premises, and wider premises team, to put in place cost effective facilities management and cleaning contracts for the building and manage those contracts on an ongoing basis.
- Coordinate and implement routine inspections, repairs, redecoration/refurbishments of the College building, equipment and external environment, including annual, monthly, weekly and daily inspections.
- Investigate and report site issues promptly, providing possible solutions, obtaining quotes and initiating repair / maintenance
- Manage and supervise any building contractors undertaking work on the College’s premises. Ensure that any issues with contractors are promptly followed up.
- Work with the appropriate contractors to operate and maintain the building’s systems (e.g. heating and ventilation systems) to an effective standard
- Carry out minor repairs and practical jobs where this is within your expertise
- Plan and manage all room preparation requests for College events such as assemblies, meetings, industry projects/speakers and events and ensure that they are actioned in a timely manner.
- Establish and implement a key identification and management system for access to all College areas.
- Maintain inventories of College equipment (excluding IT equipment) including plant equipment
Security and Health and Safety
- Support the annual health and safety audit and ensure that routine health and safety checks are carried out and results recorded including:
- portable electrical equipment
- water risk assessment
- fire risk assessment
- fire call points and fire fighting devices
- intruder alarms
- emergency lighting
- CCTV systems and warning alarms
- Ensure that health and safety regulations are complied with, including all necessary H&S signage, regularly reviewing the College’s procedures and ensuring that they are compliant.
- Implement Health & Safety Policy at all times, review and assess at regular intervals or as the situation or legislation changes.
- Responsible for site security from the start to the end of the College day including daily inspection of the site, monitoring CCTV activity and retrieving data when required.
- Ensure that appropriate areas are gritted or salted during adverse weather conditions and provide safe access to the College in the event of snow, ice or flooding.
- Be the College representative for the Police Liaison Officer
Other general duties
- Working closely with the Facilities Manager in our Manchester campus and wider Premises colleagues, ensure processes and procedures remain aligned across both sites.
- Remain contactable whilst on duty
- Monitor energy use, water consumption and waste and suggest improvements to support our sustainability agenda.
- Ensure that prior to going on leave, a full handover of keys and duties is given to the nominated cover person and handover upon return from leave.
- To maintain manual and computerised logs of work undertaken, records and information as necessary.

We are seeking an experienced and enthusiastic supported housing professional to join our unique Support Team to:

Collaborate with the Rehousing Support Manager and external agencies to ensure a tailored rehousing service that meets residents' needs, while providing guidance and support through events and consultations.

Maintain effective communication by responding to correspondence, conducting interviews and home visits, ensuring accurate record-keeping, and addressing inquiries or complaints to deliver excellent customer service.

Work towards individual and team targets, contribute to the Fulham Decant Project, and handle general office duties while ensuring smooth communication and efficient operations within the team and across departments.
The successful candidate will:

Have strong communication and interpersonal skills, able to provide clear guidance, handle inquiries or complaints, and build effective relationships with residents, external partners, and teams.

Be highly organized and detail-oriented, capable of managing multiple tasks, maintaining accurate records, and ensuring timely completion of paperwork while meeting legal and procedural requirements.

Demonstrate empathy and a customer service mindset, committed to supporting residents' needs, resolving issues, and contributing to team and organizational goals.
